Registration Of Right To Benefit / "Mosataha"

It is a contract under which a beneficiary is entitled to utilize a real estate belonging to others and benefit from it during a period of not less than 50 Gregorian years or a contract made by the owner of a vacant land with an investor thereto who shall have the right to possess the land and construct any buildings or plant it during a specific term.

  • Establishment contract and commercial license for institutions and companies.

  • Usufruct contract legal certification

  • Musataha contract is legal notarized.

  • Objection certificate from the developer of the real estate unit.

Process

  • 1 Submitting the application request and required documents through the E-services portal
  • 2 Reviewing and approving the application by the concerned sections in AjmanRe Department
  • 3 Fees Payment
  • 4 Receiving the title deed/initial registration certificate/Registration certificate from the Department. Downloading the e-title deed/initial registration certificate/Registration certificate from UAE Pass wallet. Receive Utilization certificate.

Service fees

  • 1% of the "Mosataha" Contract allowance for the registration of the right for "Mosataha".

  • AED 350 issuance of a certificate of right for "Mosataha".

  • 1% from the total value of the contract for the usufructuary right.

  • AED 350 issuance of certificate of the usufructuary right.

  • AED 350 fees for issuing of ownership certificate or title deed
